For the fifth year in a row, the Market Report Serviced Apartments & Serviced Accommodation 2022 is published by Michaeler & Partner in cooperation with Apartmentservice and presents the results of the survey of the austrian market as well as for the Budapest and Prague market.
Austria
The average occupancy rate in Vienna and the provincial capitals rose again significantly year-on-year to 54.1% in 2021. The segment thus again performed better than the classic hotel industry.
At EUR 67.2, ADR was -10.2% below the prior-year level of EUR 74.8. Once again, more than half of the operators surveyed reduced their prices compared with the previous year.
Budapest
The average occupancy rate in Budapest increased again in 2021 compared to the previous year, at 56.5%. The segment once again performed better than the classic hotel industry.
The ADR with EUR 55,8 was around -3,8% below the previous year's level of EUR 58. 80% of the establishments increased their prices compared to the prior year.
Prague
In 2021 equally 50% of the respondents see the market development positive and negative.
With 64,3%, 2-bedroom-apartments are the largest market supply category, similar to Budapest.
For the first time, there are more managed establishments with 42,9% of the market supply.
